As a first-time home buyer, you are going to have many questions. We are here with you to answer everyone one of those questions at every step of the process.
At the beginning, we recommend sitting down for a consultation and we will outline what you can expect from us and what the buying process will look like each step of the way.

When it comes to relocating to PEI from away, there is an extra touch that is needed. You need someone who can be your eyes and boots on the ground when you cannot be. Often, this involves:

Our Buying Process
On-boarding Consultation
The first step in the buying process is an on-boarding consultation. This enables us to all start from the same position and work towards the same ending goal - buying the right home for your family. This is also a great way to make sure that we are going to be the right fit for each other. This is also the time that we will send you out to make sure that you are ready for house shopping by getting your mortgage pre-approval all lined up.
House Shopping
Now, it’s the fun part - we know what your buying power is, we know what you are looking for, we have a time line and probably a geographical range and we are ready to go house shopping to find the right property!
Conditional Period
Now that we have found a property that seems to tick all the right boxes, we want to make sure that it is all good mechanically and foundation-ally with the needed inspections. Typically, in today’s market, the conditional period is 10-14 days. Most buyers are having: inspection, insurance, financing conditions and then also septic and water quality if the property is on either a well and/or septic system.
Closing
We have found the house, had the offer accepted, negotiated everything that needed to be negotiated with the sellers, worked through conditions, and now you finally have the keys to your new home. Congratulations! You are officially a home owner.
