What Should I Expect When Working With a REALTOR®️ in PEI?

Working with a real estate agent should make the process easier, not more confusing. But if you've never done it before (or you've had a frustrating experience in the past), you might not know what "good" actually looks like. Here's my honest breakdown of what you should expect.

First Things First: What Does an Agent Actually Cost?

This is the question we get asked most often — and the answer surprises a lot of people.

On PEI, commission is paid by the seller, not the buyer. It's typically 4–5% of the purchase price, plus HST, and it's usually split equally between the selling agent and the buying agent.

Many agents like to say that it doesn’t cost the buyer anything to work with an agent but that’s not exactly true.  You are spending hundreds of thousands of dollars so of course it is costing you something.  Here's the nuance: The commission is built into the purchase price of the property — so in a roundabout way, it's factored into what you're paying. But you won't [usually] write a separate cheque to your agent at the end of the deal. That cost is [usually] handled through the seller's proceeds.

What this means practically: as a buyer, you should absolutely have your own agent representing you. There's no reason not to — and a good one will help you more than anything else.

What Happens Before You Even See a Property (Or List One)

Here's something we wish more clients knew before their first call: the work you do upfront makes the process easier later.

If you're buying:

Get a mortgage pre-approval before you start seriously looking. This isn't just a box to check — it tells you your actual budget, speeds up the offer process, and signals to sellers that you're a serious buyer. In a competitive market, it can be the difference between getting the house and missing it.  There are a number of factors that get worked into the numbers to determine your purchasing power: income, debt, property taxes, heat/electricity costs, dependents, etc - the list goes on.  So checking this box ahead of time can alleviate a lot of stress down the road.

If you're selling:

Take more time than you think you need to prepare the property before it goes live. We know that sounds counter-intuitive when you're eager to get moving — but properties that are properly prepared sell with less stress, fewer surprises, and usually better results. We'll tell you honestly what's worth doing and what isn't.  


What Does Having Your Own Agent Actually Mean?

There's a difference between an agent who opens doors and an agent who actually knows you.

  4. Offer preparation and negotiation

  5. Conditions period — inspection, financing, insurance, title

  6. Pre-closing walkthrough

  7. Closing day 🎉

For sellers:

  1. Initial consultation — we walk the property, talk pricing and timing

  2. Preparation phase — pre-packing, staging, photography, any recommended updates

  3. Listing goes live

  4. Showings and open houses

  5. Offer review and negotiation

  6. Conditions period

  7. Closing

Throughout all of it, your agent should be the one keeping track of deadlines, flagging what's coming next, and making sure nothing falls through the cracks.

What Good Communication Looks Like

You should never feel like you're waiting and wondering. A good agent keeps you informed — not with a flood of updates, but with the right information at the right time.
